Odors

The oders you'll get from plumbing will be of sulfur or sewer gas.

The most common smell complaint is the kitchen sink.  90% of the time it's the garbage disposal.  Get Bio-Clean and use it regularly.  Not only will you get rid of the smell but you'll also be cleaning your drain pipes.  It's a win win situation.

The next most common odor is when a P-trap dries out.  P-traps are the "U" shaped pipes under your sinks.  These U shaped pipes are not meant to catch your jewelry or whatever.  They are designed to hold water.  The water makes an air tight seal so sewer gas from the main sewer line, including the city sewer line, does not come into the house.  Even though you can't see it, there are P-traps under your bathtub, shower, floor drain, built into your toilets and any other kind of draining fixture.  Also a dried up wax seal under your toilet could be letting in sewer gas.

If these fixtures aren't used, the P-trap dries out allowing sewer gas to seep into your home.  The most commonly forgotten drain is the floor drain in the basement.  You need to pour about 1 pint of water a month (more in dryer climates) in any fixtures drains your not using.

The second type of smell comes from your water supply.  This is from natural sulfur in your water system.  You can install a whole house filter where the water comes into the house and use a charcoal or carbon filter.  This in most cases removes all odors and tastes.

Homes that run on wells (not city treated) have to continually move water.  If you have a large water heater and it is seldom used you must flush it on a regular basis.  Hot water without the city's chlorine is a great place for bacteria to party and start to stink up the water.  This is easy to trouble shoot.  If you turn on the water and you smell sulfur, turn on only the cold water.  If it still smells, get a carbon filter.  If only the hot water smells then it's time to do something with your water heater.  Be prepared for scum to be clogging your water heaters drain port.
